In new generation office buildings, the performance of the envelope and the comfort of the internal environments increasingly depend on the ability to integrate different solutions: solar control, thermo-acoustic insulation, natural lighting and systems.
The East Lot: energy performance and quality of spaces
The East Lot is one of the two buildings that make up the “I Portali” complex in Milan Portanuova, the first in the world to have obtained the double LEED Community and WELL Community certification, a recognition that attests to its excellence in terms of environmental sustainability, urban quality and people’s well-being.
The tower stands out for its elegant lattice facades and large glass surfaces which guarantee a high supply of natural light to the work environments, while offering a privileged view of the Milanese skyline. A sophisticated integration of photovoltaic panels within the architectural design helps to improve the energy performance of the building envelope, combining efficiency, innovation and aesthetic value.
Designed to ensure maximum flexibility of the internal spaces, the tower is equipped with technologically advanced systems for lighting, air conditioning and system monitoring. The construction of the building favored the use of materials and construction techniques with reduced environmental impact, with the aim of minimizing emissions and maximizing energy efficiency.
Thanks to the adoption of innovative solutions for resource management, water and energy consumption have been reduced by over 60%, helping to ensure the sustainability of the entire complex. In line with the EU 2050 European objectives regarding the reduction of CO₂ emissions and energy efficiency, the building achieves the highest standards of environmental and social sustainability, as demonstrated by the LEED Platinum, WELL Gold and WiredScore Platinum certifications.


Acoustic comfort and system integration in false ceilings
Among the main design needs was the installation of high-performance false ceilings, capable of combining aesthetic quality, acoustic comfort and integration with the numerous technological systems present in the offices.
For the entrance lobby, Saint-Gobain Ecophon created an intervention based on the Ecophon Fade™ ONE Smooth monolithic acoustic system, a solution that ensures a perfect balance between acoustic correction and enhancement of the architecture. In fact, the system guarantees high levels of sound comfort while preserving the continuity of the volumes and the quality of the interior design.
In the management and operational areas of the upper floors, the Ecophon Focus™ Dp modular system was adopted, designed to integrate excellent acoustic performance, aesthetics and system management. Like all products in the Ecophon Focus™ range, the system offers a sound absorption class A, helping to reduce reverberation and improve speech clarity even in particularly complex contexts such as open spaces, corridors, halls and large office areas.



Glazed facades: solar control, insulation and natural light
A further design request concerned the construction of the tower’s facades using solar control insulating glass capable of ensuring high performance both in terms of energy selectivity and light transmission.
To meet these needs, Saint-Gobain Italia supplied COOL-LITE SKN® 183 II selective glass, characterized by a solar control coating applied on a PLANICLEAR® base and combined with STADIP SILENCE® acoustic glass. This combination allows excellent levels of acoustic and thermal insulation to be achieved, while maintaining high transparency and visual neutrality.
The glasses of the COOL-LITE SKN® range guarantee an optimal balance between the entry of natural light and the control of solar energy, promoting internal comfort throughout the year. The high light transmission and thermal performance contribute to keeping environments warmer during the winter and cooler in the summer months, with a significant reduction in energy consumption and management costs.
To complete the system, PLANICLEAR® glass, thanks to its reduced iron content, ensures notable visual purity and superior aesthetic performance, improving the optical quality of the facades and enhancing the architectural image of the building.
