What is ArcAI

ArcAI is a assistant specialized in building regulations. It does not make decisions, does not simplify the regulatory framework and does not replace the judgment of the architect or technician. Its function is very precise: to help read, find, connect and interpret articles within municipal regulations, with a level of accuracy that meets the needs of daily practice.

It works like a co-pilot: the professional formulates a question (“What is the maximum height allowed in this area?”), and ArcAI identifies the correct article, contextualizing exceptions, internal references and references to other applicable standards.

Because it was born

In recent years, the availability of advanced linguistic models has made a leap in quality possible in the management of complex texts. However, generic tools are not sufficient for working on Italian municipal regulations:

  • do not guarantee the exact version of the document,
  • they don’t know the local definitions,
  • they do not distinguish between supra-municipal regulations,
  • they do not have a structured and updated corpus.

ArcAI intervenes precisely on this point: it creates a controlled archive of the regulations, structures them, makes them searchable and returns answers anchored to the original text.

What changes for architects and technicians

ArcAI affects the initial and most tiring part of the work: the preliminary reading. Concretely, it allows you to:

  • quickly find relevant articles and definitions,
  • check the conditions applicable to a specific case,
  • identify exceptions and exemptions without scrolling through dozens of pages,
  • compare municipal, regional and national constraints,
  • reduce the risk of errors related to the dispersion of documents.

It is particularly useful in complex cases: rules with multiple conditions, percentage limits alongside absolute values, exceptions dependent on the presence of other local disciplines.

Accessibility and methods of use

One of the most interesting aspects of ArcAI is its accessibility: it does not require advanced computer skills, complex installations or technical configurations. It is designed to be used right away, even by those who are not familiar with artificial intelligence tools.

How to use it:

  • the user creates an account and registers;
  • select the municipality of interest (as the regulations are uploaded to the platform);
  • formulate a question in natural language (for example: “What is the maximum height allowed in zone B2 of municipality X?”);
  • receives a response indicating the article of the regulation, the version of the document, any associated conditions.

Plans and credits

ArcAI offers a free plan, but with limited use: you can carry out up to 10 free queries to test the platform.

For professional use, paid plans are available: for example a monthly plan costing around €30/month, and an annual plan around €300/year, both with unlimited projects and the possibility of uploading your own documents.

Towards a new ecosystem of regulatory tools

ArcAI represents one of the first Italian attempts to bring AI into a little-explored but decisive area: the management of regulations. It shows how technology can intervene not on design choices, but on understanding the conditions that make a project possible.

A signal that anticipates a future in which every studio will be able to have tools capable of interpreting complex documents, connecting regulatory sources and returning information in clearer forms.
