For stabilize the foundations of a building he suffered differential sagging Various techniques can be used. Some of them, however, are definitely invasive and need excavations and demolitions such as:
- substitutes;
- micropali.
The choice of the backdrop type must be made on the basis mainly of technical aspects that are connected to:
- Geotechnical characteristics of the foundation ground;
- type of seabed and actions/loads of the building;
- causes of the failure.
The technician in charge can evaluate these aspects and act accordingly. However, another aspect of which the technician will have to take into account is that of evasiveness and costs, as an intervention too invasive or excessively expensive with respect to the value of the property can never be made!
As anticipated the consolidation with resin expanding injectionscertainly represents a valid alternative in the field of consolidation of foundations. By now this vene technique used since the mid -90s, about 30 years in Italy, therefore the experience and case studies is much more extensive than it might think commonly.
Consolidation foundations with injection of high intensity and high expansion resins resins
In this case I study we are talking about a condominium recovered via Superbonus in 2023. In addition to the interventions of energy efficiency, in this case they were needed structural interventions due to problems of instability on some parts of the building. Given the presence of mostly localized saggingthe technicians opted for an intervention that did not involve partial stiffenings and allowed to consolidate foundations in targeted areas, only where necessary.
In this sense, consolidations based on injection of differentiated density resins obviously offer guarantees compared to other types of structural interventions. In fact with the methodology of injections the goal is to compact and improve the soil only where there was a failure and bring it back to resistance and stability values similar to those of the stable areas of the structure.
In this case History the intervention was carried out on the entire perimeter of the building but the internal walls not affected by the instability were excluded.
Injections were performed with Two different types of expanding resins:
- high expanding power resins: useful in the second phase for obtaining high compaction thrusts and having a high diffusion of the resin in the ground, even in the presence of microscopic voids;
- high density resins: very interesting for filling of the most important voids and to maintain high mechanical characteristics and control of the diffusion in the ground.
The consolidation operations were Complete in 4 daysand have allowed the consolidation of Over 50 linear meters of the continuous foundation. All consolidation operations were carried out through the execution of perforations of about 25 mmwithout performing excavations or demolitions of the flooring.

THE Main advantages of this intervention are:
- very fast execution times;
- possibility of targeted and localized interventions;
- immediately active consolidation technique that can give immediate benefit to the building;
- No need for excavations or demolitions;
- continuous monitoring by laser levels during the injection phases;
- practically null impact site.
