What are cadastral maps and what are they for?

This is the most used cartographic level in the construction, urban planning and real estate fields, because it allows you to immediately visualize the configuration of a land or building. They are useful to both professionals and private citizens.
For citizens, the service is particularly useful for:
- identify the cadastral parcel of your home;
- check boundaries, courtyards, open areas and appurtenances;
- obtain a clear representation of the property before a sale or building work;
- compare the current state with the official cadastral map;
- have a first level of information free of charge without resorting to paid surveys.
In this way the cadastral consultation, until now perceived as complex, becomes accessible even to non-expert users.
For technicians, professionals and businesses, cadastral mapping is a daily operational tool for:
- prepare building practices (CILA, SCIA, building permit);
- verify the coherence between topographic surveys and map;
- prepare subdivisions, map types and stackings;
- perform feasibility studies and preliminary analyzes on properties;
- check the configuration of the lots for urban planning or infrastructural interventions.
The possibility of free access also facilitates small studios and professionals who need a quick check.
What can be consulted online
The service provides a series of useful cartographic elements:
- cadastral map sheets of the entire national territory;
- particles with relative numbering;
- silhouettes of buildings and associated structures;
- sections and municipal limits;
- possibility of zoom and free navigation.
The display is of a graphical nature, designed for consultation and orientation, not for the production of official documents. Furthermore, an overlay function with a geographical background is available, useful for quickly comparing the cadastral map with the real cartography.
What is NOT accessible for free
The cadastral maps that can be consulted with the new service do not show sensitive data. Cannot view:
- name of the owner or entitled parties;
- cadastral income and income information;
- categories and classifications;
- subordinates;
- internal plans;
- deeds, surveys and official documents.
For this information it is necessary to use the Revenue Agency services available with SPID/CIE/CNS in the sections dedicated to cadastral surveys, or contact qualified professionals.
How the service works
Accessing the maps is simple:
- Access with SPID, CIE or CNS: authentication guarantees the traceability of access, in compliance with privacy regulations.
- Search for the Municipality: entering the name of the Municipality opens the relevant cartographic area.
- Selection of the map sheet: once the section has been identified, it is possible to zoom in and consult boundaries and parcels.
With the first feature, Map Sheetsit is possible to enter requests to obtain the supply of vector files updated to the current status of the cadastral map, referring to a sheet, an attachment or a development. With the second feature, Original Plant Sheetsit is possible to enter requests (only one sheet per request) to obtain the supply of georeferenced image files of the Original Map System sheets (the unique examples drawn by hand at the time of the installation of the cadastral cartographic system) or to consult an extract of the sheet, limited to the cadastral parcel numbers of interest among those currently active.
The vector files of the map are downloaded to your PC in a compressed folder (ZIP file): inside the user has the requested file in one of the selectable formats, choosing between CXF, CML, DXF or GeoJSON (in some specific cases). The compressed folder also contains the jpg format file of the raster image of the selected Plant Original, the TXT format file with the sheet metadating information and the jgw format file with the georeferencing information. The extract of the Plant Original is available in pdf format, printable in A3 or A4.

The limitations: the map does not replace official surveys and documents
It is essential to clarify that the online cadastral map has no certification value. It cannot therefore replace:
- cadastral surveys;
- floor plans;
- land registry documents;
- documents necessary for construction or notarial procedures.
It remains a consultative tool to orient yourself, verify and prepare any technical insights.
