Total real estate stock: the data

As of December 31, 2023, the total number of properties registered in the Italian land registry archives amounts to over 78.4 million units.

Of these, approximately 67.5 million are listed in the ordinary and special cadastral categorieswith attribution of income, while 3.7 million belong to group Fwhich represents units not suitable for producing income. non-censusable common goodsthat is, of common property and not producing income, are approximately 7 million.

Most of the real estate units, equal to approximately 54%, are registered in group A, which includes the homeswhile 43% fall into group C, which includes the appurtenances of the houses such as cellars and garages. The remaining 3% is distributed between special purpose propertiesparticular and for collective use.

Residential Real Estate Stock: The Overview

The real estate units for the purpose residential registered as of December 31, 2023 are almost 35.6 million.

This segment is dominated by civil, economic and popular housing, which constitutes approximately 90% of the total. The housing is for the 93% owned by individualswhile the remainder is registered to non-natural persons and common assets.

In 2023, residential stock saw a increase of approximately 86 thousand units compared to 2022, with a prevalent increase in categories A/2 (civil dwellings), A/3 (economic dwellings), A/7 (villas) and A/11 (typical local dwellings). On the other hand, have decreased stately, popular, ultra-popular and rural homes.

Who are the owners of the properties?

The overall cadastral income attributed to the Italian real estate stock in 2023 amounts to over 38.5 billion euros, with an increase of approximately 166 million euros compared to 2022. Most of the income, almost 61%, is associated with properties owned by natural personswhile the remaining 39% is held by non-natural persons.

The average cadastral income per real estate unit is 571 euros. Homes owned by individuals have an average income of 388 euros, those of non-individuals 2,200 euros and registered common goods around 370 euros. The categories with the highest incomes are those intended for offices (A/10), schools (B/5) and properties for industrial activities (D/7).

The number of rooms

The average size of the houses in terms of number of rooms is 5.5 rooms per real estate unitResidential units owned by non-natural persons tend to be slightly smaller, with an average of 5 rooms, while registered common property has an average of 3.5 rooms.

There average surface area of the houses is approximately 118 square meterswith significant variations between the different cadastral categories.

Non-residential property categories

Real estate units for ordinary use non-residential include offices, schools, hospitals and other collective structures. In 2023, 648,452 real estate units intended for office or private study were registered, with a slight prevalence of ownership by natural persons (56.5%).

Group B, which includes properties intended for collective use, recorded an increase of 0.8% compared to 2022, reaching a total of 214,630 units. Schools (B/5), colleges (B/1) and public offices (B/4) constitute the largest categories in this group.
